It is pointless to sign for only a year since they will always try to increase the rates on every time you need to renew any document.

Check if they allow pets or not as you might want to bring along probably a pet as in some cities you can feel quite lonely. Make sure the landlord is responsible for every payment that is towards the maintenance insurance or repair fees.
